HVAC Maintenance FAQs

How often should I have my HVAC system serviced?

A&M recommends seasonal preventative maintenance and offers a plan that includes two precision maintenance visits per year—one focused on cooling and one on heating. Spring and fall maintenance can help identify developing problems before the periods when the equipment is used most heavily.

What does an A&M air conditioning tune-up include?

A&M's cooling maintenance includes checking or cleaning filters, coils, condensate drains, blower components, electrical connections, compressor and fan-motor amperage, capacitors, contactors, refrigerant operating pressures, and other cooling-system components.

What does an A&M furnace tune-up include?

Heating maintenance includes checking motors, heating cycles, burners, heat exchangers, gas pressure, flue draft, safety controls, condensate tubing, airflow, thermostat operation, and other heating components. The inspection also includes checking for a cracked heat exchanger.

What are the benefits of A&M's preventative maintenance plan?

A&M's maintenance plan includes two seasonal maintenance visits per year, priority-customer status, a 10% discount on qualifying repair parts and labor, 5% off new-equipment installations, and no overtime charges except holidays. The company also states that the agreement is transferable.

How often should I change my HVAC filter?

A&M recommends changing standard HVAC filters at least about once every three months, with more frequent replacement potentially needed for homes with pets, allergies, heavy system usage, or other indoor-air-quality concerns.

Can HVAC maintenance help prevent breakdowns?

Preventative maintenance cannot guarantee that equipment will never fail, but routine inspection can identify dirty components, weak electrical parts, airflow problems, safety concerns, and other developing issues before they become larger problems. A&M specifically recommends seasonal maintenance in spring and fall.
